What we do…
Chalk Ridge is a small family run property consultancy based in Brighton. We specialise in partnering with homeowners to unlock hidden potential within their properties by creating opportunities for development.
Our aim at Chalk Ridge is to obtain planning permission on potential build-plots, with the land owner’s agreement, to realise the increased value of the land with planning approval, to the benefit of all parties.
How it works…
Each project is unique and there are many variables that feed into the process from start to finish. By partnering with us, you benefit from our experience and expertise.
We manage the process and cover the costs of obtaining planning permission. This removes any risk to you, and motivates us to optimise any proposal to maximise the chances of success.
Although every project is different, there are a few common steps which are outlined below:
1. Feasibility
We assess your site, based on our in-house Architectural and Planning expertise. If we think the site is suitable, we arrange a no obligation meeting to discuss the opportunity and the processes involved.
If you choose to proceed, we formalise our agreement, covering the terms for acquisition of the site, including plot size and boundaries, timeframe, expected returns, any constraints, etc.
2. Planning Application
Once agreed, we get to work, appointing any consultants we feel are needed to maximise our chances of success at planning.
A scheme is developed and, once we’ve discussed it with you, we will finalise the planning application for submission and manage this application through the planning process.
3. Site Acquisition
If the application is successful, the site will be acquired in accordance with the terms of our agreement.
If the application is unsuccessful, we will review the reasons given and judge whether an appeal may be successful. If not, we go no further and there is no cost to you.
The above assumes success at planning, however, experience has taught us that nothing is guaranteed when it comes to Planning! If the application does happen to be refused, we will discuss this with you and review possible options. If we determine that a scheme is not worth pursuing and decide to go no further, there is no cost to you.

Recent Projects…
The example projects below show the ‘before and after’ for two of our recent Sussex based projects. Both projects created a single build plot on an area of garden space adjacent to the existing dwellings.

We always aim to make the process as simple as possible; we manage the whole process, from inception through to site acquisition and beyond.
We also aim to keep things as flexible and accommodating as possible to ensure the smooth running of the project.
3. Motivation
There is no cost to you through the process, we cover the costs of our agreement, architectural and other consultants costs as well as application fees.
We are therefore motivated to optimise our proposals to maximise the chances of success, drawing on our experience to achieve this.
